Hotel Feasibility Studies

A feasibility study tests whether a hotel project stands up commercially and financially. We examine the location, the competitive set, demand sources and segmentation, seasonality, rate positioning and the functional programme — then test the penetration and fair share the property can realistically expect.

We bring that evidence together with the concept, brand and operating model, and with a ten-year projection: the ADR and occupancy ramp, departmental costs, GOP margin, the stabilised year, IRR and payback. The result shows whether to proceed, which assumptions need to change and which risks deserve attention. Our studies have supported financing applications at Polish and international banks.

Advisory method

A feasibility study investors can act on.

We connect market evidence, concept choices and financial assumptions so owners, investors and lenders can decide whether to proceed, revise the concept or stop.

01

Demand reality

Competitive set, penetration and fair share, seasonality, rate positioning and demand segmentation tested against the local market.

02

Concept fit

Room mix, facilities, positioning and brand logic shaped around the site, target guest and investment ambition.

03

Financial assumptions

Ten-year projections — the ADR and occupancy ramp, departmental costs, GOP margin, the stabilised year, IRR and payback — prepared for lenders, investment committee and owner decisions.

04

Clear recommendation

A practical go, no-go or revise path, with the risks and conditions that should shape the next step.
